The 8-K filed at closing gives the final terms, a cash election that was oversubscribed and prorated, and the resignation of RE/MAX Holdings' directors and named officers. TC Bulletin's 18 August story gave the stock election as 5.152 shares, and the filing states 0.5150.
The count for the four weeks ending 13 September is 5.4% below a year earlier. Redfin's August monthly report puts homes for sale at 1,534,918, the most since 2020, and NAR's independent contract index was 4.7% below August 2025.
The index is the earliest weekly read on buyer demand that a coordinator can see. MBA's deputy chief economist said rates reached their highest level in almost three years, and the three rate series published for that week differ by up to 0.21 points.
NAR's pending index rose 0.3% in August and sits 4.7% below a year earlier. Freddie Mac's weekly rate is 1.10 points above its level of a year ago, so contracts signed since early September were priced at higher rates than the August cohort.
This explainer traces how Treasury yields set mortgage rates, how rates set the monthly payment, and how the payment sets the number of contracts a coordinator sees. At Freddie Mac's 7.40%, principal and interest on a median-priced home run $252 a month above the payment at last year's rate.
TC Bulletin found no published forecast of a 10% mortgage rate. At the spread rates now carry over Treasuries, 10% would need a 10-year yield near 8%, against 5.22% on 8 October. The payment arithmetic shows how far prices would have to fall to hold volume at those rates.
Both figures are correct. FHFA counts only financed purchases, and cash buyers, who are 26% of transactions and almost never first-timers, never enter its denominator. Which number describes a coordinator's file mix depends on whether the desk takes cash deals.
Census counts 485,000 new houses for sale at the end of June against a sales pace of 628,000 a year. Two thirds of that inventory sits in the South. For a coordinator, a builder with nine months of standing stock is a different client from a seller with a listing.
A coordinator forecasting order volume is really asking one question of each release: does this describe work already done, work already signed, or work not yet contracted. Redfin's weekly pending count answers first, NAR's index answers next, and FHFA's mortgage database answers last, nine months after the fact.
TC Bulletin computed the monthly distribution of purchase originations across eight years of FHFA's National Mortgage Database. The peak month runs about 1.8 times the trough month, and the curve is stable enough across very different rate environments to plan staffing against.
NAR's index of signed contracts, released 18 August, points at the closings a coordinator will be working through September and October. All four regions declined month over month, the West by 4.7%, and Redfin's faster weekly series shows the same pipeline flat rather than recovering.
That is the highest share the brokerage has recorded since 2023, and it is the number that separates a coordinator's file count from their invoice count. No federal series measures contract failure, so this figure has no independent counterweight.
A federal court dismissed Heart of Gold Title's coverage claim over a $480,150 diverted wire, ruling its cyber policy's notice clock began when the agency's own IT vendor investigated in March 2024, seven months before it told its insurer. The agency's cover was gone before the lawsuit that prompted the claim was even filed.
Senate Bill 1479, signed on 9 April, puts the signer's right thumbprint in the notary journal for any deed, deed of trust or power of attorney and raises the penalty for recording a forged or groundless claim to a class 5 felony. Virginia's settlement agents have owed a seller identity check since 1 July. The FBI issued its parcel owner impersonation alert on 16 June, and its 2025 real estate complaint count is up by a third.
House Bill 3137 adds a sixteenth ground for suspension or revocation: a managing principal broker who fails to exercise reasonable supervision and control. The written policy that duty requires now has to name how the office manages unlicensed assistants specifically, not just licensed staff.
The Real Estate Board's rewrite took effect on 1 April. What an unlicensed person may do now sits in a section of its own, 18VAC135-20-335, and the old line restricting pay to a rate not contingent on a transaction is gone. The Board gave no reason. The state association reads it as opening per-file pay.
A new line on the statutory Resale Disclosure Certificate, in force since 1 August, requires copies of the association's written preventative maintenance plan, schedule and budget or a statement of how to get them electronically. Minnesota Realtors revised four common interest community forms to match.
The 1 July revisions to the NC REALTORS and NC Bar Association forms rewrite Form 2-T paragraph 1(i), define a banking day, add a governmental reporting clause naming FinCEN, let a seller withhold physical access until the fee arrives, and turn Form 220 into a contract addendum rather than a standalone agreement.
The vote clears the way for RE/MAX's roughly 8,500 franchise offices to get access to reZEN, the transaction platform every one of Real's own agents already works in, on an opt-in basis. Closing is expected within weeks, pending one remaining court approval in British Columbia.

Commissioner Steve Strode's column states plainly that the role 'does not exist in statute or rule' in Oregon. A stakeholder survey closed 10 July, and the agency says it will take the question to the Real Estate Board and may form a work group. In the meantime it has flagged two concrete risks: unwritten confidentiality terms, and coordinators who cross the state's one-business-name rule.
The Real Estate Commission revised Position 20 on 4 August. It names transaction coordinators directly, sets out what an unlicensed one may perform, and says pay contingent on a closing may raise a RESPA problem. The revision tracks HB26-1426, in force since 12 August, which requires a signed written agreement before any brokerage activity.
Client-touch campaigns are ordinary practice in this business. A TREC rule and a 2020 CFPB guidance note between them decide how much of one a coordinator can run, and who is allowed to pay for it.
