Wire fraud

Real estate wire fraud is the diversion of closing funds by an attacker who impersonates a party to the transaction, usually by email, and supplies fraudulent wire instructions to the buyer. In federal reporting it is generally counted under business email compromise.

  1. 23 April 2025FBI IC3 releases its 2024 annual report: $16.6 billion in reported losses, including $2.77 billion in business email compromise.

Who publishes the most reliable real estate wire fraud figures?

The FBI's Internet Crime Complaint Center is the only major source with no product attached to it, and it should be used to corroborate any vendor figure. IC3 counts complaints filed with the FBI, so its totals are a floor rather than a complete picture. CertifID and FundingShield publish more industry-specific data, but both sell fraud prevention services.

What does a FundingShield flag rate actually measure?

It measures the share of transactions in FundingShield's own client portfolio that its screening flagged for wire or title fraud risk. Those files were already selected for review, so the rate does not describe the whole market, and a flag records an unresolved discrepancy rather than a confirmed loss.

What is a transaction coordinator expected to do about wire fraud?

Standard practice is to issue the fraud warning at the opening of the file rather than in closing week, to treat any change of wire instructions as a new instruction requiring verification by a phone number already held on file, to make that verification call before the file is updated, and to log the verification in the transaction record.

Is wire fraud counted separately from business email compromise?

No. In FBI IC3 reporting, real estate wire fraud is generally captured within the business email compromise category, which is not real estate specific. That is why the closing-industry share is not broken out in federal figures.
